Welcome to South Australia's online planning and design code. In this video, we'll explore how you can browse policies applicable to a property location and a development type. There are three options available for searching for a property. Let's start to explore how to use each of these options, starting with search for a property.
When using the Search for a property option, first choose one of the four search methods. Search by property address, valuation number, certificate of title or plan parcel. In our example, we've chosen to search by the property address. Start by typing the property address and matches will begin to show. Select the required property address before reviewing the planning policies for this property, an option has been provided to view the property address on a map. Let's go ahead and click on the map. The map opens with a location pin on our selected property address.
Next we will show you the second search method. Use My Current Location. It's a mobile option for locating a property address. You will get a pop up from Plan SA which will ask to know your location. At this point that is required to use My Current Location. It's helpful to know that the pin can be dragged and dropped to other locations if you required.
Next, we will guide you through the features of viewing the property and development policies. This next page shows the property and development policies with the property summary showing the property address or addresses. As in our example, individual properties can be selected and viewed in a new window. A new tab opens with the property and development policies. Close the tab or keep open and return to viewing all property locations.
The property zoning information will show the zone, sub zone, overlay and technical numerical variations relevant to this property address. The Development Policies is where we go to view the policies for a specific development type. In our example, we would like to know what policies apply to a new dwelling, including solar panels.
First, we'll perform a search for a detached dwelling. Our detached dwelling selection is shown in the selected development types with the ability to remove as required. Another method is to find a development type by category. Continue with our new dwelling example. Select the Residential category. Next we select the residential subcategory auxiliary structures. Remembering our examples is for a new dwelling including solar panels. The development types associated with auxiliary structures are shown. Select the solar panels roof mounted type and now all of our example development types have been added.
Next is viewing the relevant development policies. Our selections are shown in both development types selections and assessment pathways. Expand attached dwelling to view possible assessment pathways for our development. New dwelling with solar panels Assessment pathways determine how your development is assessed. In the Planning and Development Policies section, you will find detailed policies that apply to your property and proposed development. Alternatively, rather than reading through the policies on the screen, you can request a link of the policies to be emailed.
