Overview

12 Richmond Pty Ltd (the Proponent) is proposing to rezone approximately 4,146 square metres of land on the corner of Richmond Road, Hampton Road and Eton Road in Keswick from the Employment Zone to the Urban Corridor (Boulevard) Zone to facilitate future development of the land for mixed-use (commercial/retail/residential) purposes. The Code Amendment also proposes to introduce policy to facilitate development up to 8 building levels.

 

The State Government’s Greater Adelaide Regional Plan identifies Keswick as a State-Significant Infill Area with the potential to create mixed-use environments that are attractive places for people to live and work. The proposed Code Amendment aligns with this vision.

 

The Affected Area is particularly well located being walking distance to high frequency public transport and Adelaide Park Lands, 2km from the heart of the Adelaide CBD and contiguous to existing Urban Corridor Zones.

 

One of the six allotments within the Affected Area is already within in the Urban Corridor (Boulevard) Zone. The rezoning therefore represents a logical extension of the adjoining zoning arrangement. The Affected Area is currently occupied by an office building. The rezoning seeks to facilitate a redevelopment of the site to its highest and best use.
