The South Australian Government has released for consultation the draft John Rice Avenue Elizabeth South Residential Code Amendment.
The draft Code Amendment proposes to rezone a 12.1 hectare parcel of land in the City of Playford to enable the site to be developed for medium density housing in the future.
The Affected Area includes 9.1 hectares owned by Renewal SA and approximately 3 hectares of adjacent land owned by the City of Playford, which is included in the draft Code Amendment to consider how it could be best utilised to support a new residential community.
The Affected Area is currently zoned Employment and General Neighbourhood. The Employment zoning on the majority of the site is long-standing, but the land has never been developed for commercial or industrial purposes and remains vacant.
The draft Code Amendment proposes:
to rezone the entire Affected Area to ‘Master Planned Neighbourhood’, which seeks to facilitate a diverse range of housing with a wide range of complementary recreational, community services and other activities
to extend the Affordable Housing Overlay, incorporate the Noise and Air Emissions Overlay and apply a Concept Plan over the Affected Area
to expand the Urban Tree Canopy Overlay across the entire site and remove the Stormwater Management Overlay from parcels within the proposed Master Planned Neighbourhood Zone (as not applicable to this Zone).
Outcomes
The John Rice Avenue Elizabeth South Residential Code Amendment has now been finalised and adopted by the Minister for Planning.
