Craven Securities Pty Ltd is proposing to rezone land located on Alexandrina Road and Glendale Grove in Goolwa to support a new master planned development on the fringe of the Goolwa township. The development will be integrated with Goolwa Secondary College, enabling a logical expansion of the township for residential and community uses.

The proposal aims to bring the community closer to education services while also providing space for the future expansion of the existing school, should the need arise.

It is proposed that the land be rezoned from Deferred Urban to Master Planned Township Zone to support a range of complementary land uses. Additionally, the Emerging Activity Centre Subzone will be applied to enable local retail, childcare, and other community services. The Affordable Housing Overlay is also proposed, requiring 15% of dwellings to be designated as affordable housing.

A Concept Plan has been prepared to guide future development. Key features of the Concept Plan include:

• a master planned community with a mix of housing, education, community facilities, and childcare services

• approximately 400 dwellings

• direct connection to the adjacent school, with space allocated for the expansion of education facilities

• local shopping facilities to support the “living locally” principle.

The Master Planned Township Zone is consistent with the existing pattern of development within Goolwa and supports the strategic growth of the township.
