Overview

The Chief Executive, Department for Housing and Urban Development is proposing to introduce rezoning of land in Munno Para to support low to medium-density residential development across the Affected Area. The Code Amendment seeks to leverage the site’s strategic location adjacent to the Adelaide to Gawler Rail line and its proximity to high-frequency bus services and amenities.

Consideration of potential zoning and policy changes will be given to the entire Affected Area, which comprises approximately 7.6 hectares of land currently zoned for Employment purposes. The proposed changes aim to support the coordinated delivery of a new residential neighbourhood, identified as Playford Alive East—an extension of the existing Playford Alive.

The Code Amendment has explored the inclusion of planning policy to guide master planned development outcomes that reflect the site’s accessibility and support a more diverse housing supply. This initiative aligns with the SA Government’s Housing Roadmap, released in June 2024, which identifies the Affected Area as a government-led residential development opportunity. The rezoning will facilitate the progression of this Roadmap initiative and contribute to addressing housing demand in northern Adelaide.
