The Gifford Hill (North-East) Code Amendment proposes to update the planning policy applying to approximately 116 hectares of land at Gifford Hill, on the south-eastern edge of Murray Bridge.
The affected area forms part of the broader Gifford Hill growth area, which has been identified for staged urban expansion to support future housing, employment, services, open space and infrastructure. The land is currently subject to a mix of Master Planned Neighbourhood Zone, Rural Living Zone and Rural Zone policy, resulting in an inconsistent planning framework across land intended to contribute to a coordinated master planned community.
The Code Amendment seeks to apply the Master Planned Neighbourhood Zone across the entire affected area. This will provide a more consistent policy framework to guide future development and support the orderly delivery of new neighbourhoods, housing diversity, local services, open space and infrastructure.
The Code Amendment does not introduce new planning rules. Its scope is limited to the spatial application of existing zones, subzones, overlays and technical and numerical variations within the Planning and Design Code.
Community and stakeholder feedback is invited during the engagement period. Feedback received will be considered by the Designated Entity and summarised in an Engagement Report, which will be provided to the Minister for Planning and published on the PlanSA portal.
