The Chief Executive is proposing to increase maximum building heights within portions of the City of Adelaide to increase opportunities for growth without compromising the safety or operation of Adelaide Airport.
The code amendment also considers applying minimum building height criteria to appropriate locations within the Affected Area.
The Affected Area focusses on parts of the Capital City Zone and City Main Street Zone where a 43 metres or higher maximum building height TNV applies.
Additional areas within the Capital City and City Main Street Zones in Adelaide’s CBD may be considered, subject to investigation, where this would enable appropriate interfaces with adjacent lower-scale areas.
The amendment does not intend to increase building height limits in areas where the Historic Area Overlay applies, nor areas where the established low-scale built form is envisaged.
Both the Greater Adelaide Region Plan (GARP) and the City of Adelaide’s City Plan – Adelaide 2036 set targets to increase the residential population of the city to 50,000 people by 2036.
Reviewing maximum building heights to enable higher development is expected to unlock and expedite significant opportunities for new residential development within the City of Adelaide, contributing to strategic housing targets, housing diversity and affordability.
Changes to the metropolitan Adelaide skyline with higher buildings and investigations to date indicate that increasing building heights in suitable locations would not compromise the safe operation of aircraft on approach to, or take-off from, Adelaide Airport.
