Code Amendment ID: 10932 27 Dequetteville Terrace, Kent Town

The Affected Area is within the Urban Corridor (Boulevard) Zone with the current planning policy anticipating a maximum building height of 5 building levels and 18.5 metres. The Code Amendment proposes to amend the building height policy which applies to the Affected Area to 12 building levels and 42 metres. Taking into account the significant development site provisions and the affordable housing policies applicable to the Affected Area, the intended maximum achievable building height would be 15 building levels.

The intent and purpose of the Code Amendment is to increase the maximum building height policy on the Affected Area to:

• provide greater consistency and an overall increase in building height at the Urban Corridor gateway, with consideration of the higher building height limits established in other gateway locations;

• unlock the development potential of the Affected Area to ensure its highest and best use can be realised;

• utilise the Urban Corridor to increase land supply in a central and well serviced location; and

• deliver additional housing including affordable housing, with future development anticipated to comprise a mixture of land uses, including apartments, serviced apartments, short term accommodation, restaurant/café and meeting rooms.

To provide transparency about the proposed future development, the Proponent intends to lodge an application for outline consent when the Code Amendment progresses to the engagement stage, consistent with Practice Direction 18.
