Overview

The Chief Executive, Department for Housing and Urban Development is proposing to introduce a suitable long term policy framework that encourages medium-high density residential and mixed-use activity across the Affected Area. The Code Amendment seeks to capitalise on the inclusion of the Adelaide to Gawler Rail line, the Munno Para shopping centre and existing residential areas.

Consideration of potential zoning and policy changes will be given to the entire Affected Area (except for the rezoning of existing open space). In addition, the framework will be designed to encourage the innovative regeneration of the precinct into the future.

The Code Amendment will consider the inclusion of controls to achieve a minimum site density for residential development within the Affected Area that reflects the location’s strategic advantage in terms of proximity to public transport. Medium-high density development will facilitate more housing supply and diversity than would otherwise be possible under the current zoning. This will contribute towards addressing the growth needs of northern Adelaide.
