Overview

The Proponent (YAS Property & Development) is proposing to rezone land at Golden Grove in two stages to support a premium quality master-planned development with open space and new cycling and pedestrian connections. The first stage, which includes land north of One Tree Hill Road, has completed public consultation. This Proposal seeks to progress the rezoning process for stage 2, which includes land south of One Tree Hill Road.

This proposal is to rezone land from Rural Living to Master Planned Neighbourhood Zone and Employment Zone with a Concept Plan that will address infrastructure interventions and buffer requirements to manage the interface with the quarry.  This Code Amendment includes the introduction of the Resource Extraction Protection Overlay and Interface Management Overlay, to ensure suitable measures are in place to protect future mining operations of  the nearby quarry.

The Affected Area is one of the last remaining localities within the City of Tea Tree Gully available for greenfield development to support population and housing growth. The rezoning will support a growing community and contribute to the consolidation of the urban footprint of Adelaide in a manner that does not compromise strategic primary production areas or areas of strong visual or environmental significance. Additionally, the Code Amendment will address the challenges and opportunities identified in the City of Tea Tree Gully’s Strategic Plan 2030. Namely, the provision of new, mixed housing stock designed in a manner that addresses future needs and contributes to increased population density and diversity.

While the land abuts the Hills Face Zone and the Environment and Food Production Areas (EFPAs), there is no proposal to alter these boundaries.
