The Golden Grove Master Planned (Stage 2) Code Amendment has now been finalised, altered and adopted by the Minister for Planning.
The Code Amendment forms part of a two staged rezoning for a master planned development at Golden Grove, that collectively rezones around 104 hectares of land:
· Golden Grove Neighbourhood (Stage 1) Code Amendment
· Golden Grove Master Planned (Stage 2) Code Amendment.
The Stage 2 Code Amendment by YAS Property & Development rezones land from Rural Living to Master Planned Neighbourhood and a portion to Employment.
Both Code Amendments are expected to provide for 850 dwellings, contributing to housing supply within the locality with a policies and measures, including a landscaped earth mound and acoustic treatments via a Land Management Agreements applying to manage new housing next to Golden Grove quarry activities. The Stage Two Code Amendment includes land zoned for future employment.
The rezonings and master planned approach allow for a mix of lot sizes and dwelling types, which will be supported by an open space network, pedestrian and cycling links and upgraded road connections as represented on two new Concept Plans applying to the rezoned land. Also, the Urban Tree Canopy Overlay applies Master Planned Neighbourhood Zone to promote increased tree canopy.
Road and stormwater infrastructure deeds between land owners and the City of Tea Tree Gully will assist in the coordinated delivery key infrastructure.
