The Chief Executive of the Department for Housing and Urban Development is proposing to rezone land at Sellicks Beach to enable a new master planned development catering for 1700 new homes. The affected area, known as the Sellicks Beach Growth Area, is approximately 130 hectares currently zoned Rural. A master planned development of this scale will include a centre, transport infrastructure upgrades, a network of open space and a range of housing options.
The 2010 and 2017 iterations of the 30-Year Plan for Greater Adelaide identified the Sellicks Beach Growth Area for future urban growth. The Minister has now determined that the demand for housing in Adelaide warrants the release of this land for development.
Infrastructure investigations are progressing in parallel with the code amendment to determine infrastructure requirements and agreements required to support the land being rezoned.
Update: Air Quality Assessment
The South Australian Government is undertaking an air quality assessment to analyse potential impacts in the area considered for Sellicks Beach Code Amendment.
The investigation will include air quality monitoring to gather data to help understand the dust profile, including where dust particles are coming from, and to help inform rezoning the area for future residential development.
The investigation will focus on the area considered for rezoning as part of the Code Amendment.
The air quality assessment will be used to prepare the draft code amendment for public consultation. The report will be published with the draft code amendment when it is released for consultation in mid-2025.
