Code Amendment ID: 10079 Southern Suburbs Residential Policy

The City of Marion is proposing to change the zoning of the residential areas of its southern suburbs to better align the zoning and policy framework to reflect the ranges of sloping land characteristics of these locations, as well as providing greater consistency across the different areas. The Code Amendment will provide greater capacity for development in flatter locations to support increased housing provision, housing diversity and affordability, and correcting an anomaly as a result of the transition to the Planning and Design Code for parts of the affected area.

The Code Amendment covers the residential areas in the suburbs of Darlington, Hallett Cove, Marino, O’Halloran Hill, Seacliff Park, Seacombe Heights, Seaview Downs, Sheidow Park and Trott Park.

The Amendment seeks to:

• apply the Hills Neighbourhood Zone to the affected areas

• provide a consistent set of minimum site area and frontage widths across different housing types throughout the whole area

• apply the Noise and Air Emissions Overlay along those properties of the affected area abutting Main South Road and Ocean Boulevard / Londsale Road.
