Overview

The Designated Entity (Nicholls Sunset Pty Ltd) sought to rezone Allotments 1, 2 and 3 White Hut Road, Stanley Flat from Rural to Rural Neighbourhood Zone to support residential development. The land is approximately 30ha in area and located 3km from Clare, it is currently utilised for cropping and grazing purposes. Land located to the west of the Affected Area is also zoned Rural Neighbourhood and has reached capacity.

Recent studies undertaken by the Clare and Gilbert Valleys Council suggest the current supply of residential land is not meeting market demand. The rezoning provides a logical expansion of the existing Rural Neighbourhood Zone and will respond to the shortfall. The rezoning provides new opportunities for growth in the town and the location benefits from access to existing infrastructure and community services.

Outcomes

The Stanley Flat Code Amendment has been altered and adopted by the Minister for Planning. The affected land is now rezoned to Rural Neighbourhood Zone.

Also, a change was made to the draft Code Amendment to reflect minimum site areas of 3,000 and 8,000 square metres on an updated Concept Plan.
