The City of Marion is proposing to alter the development potential for properties at Morphettville and Glengowrie that currently accommodate horse stables associated with the adjacent Morphettville Racecourse. This is proposed to be achieved by reducing the minimum site area and frontage width for new housing.
The Code Amendment covers both Suburban Neighbourhood Zone and General Neighbourhood Zone properties along Morphett Road (between SA Jockey Club land and Sturt River), Bray Street (up to Don Terrace), Austral Terrace (northern side between Morphett Road and Don Terrace), Ellis Avenue, Agars Avenue, Ambrose Avenue, Grafton Street and Don Terrace (western side only). The inclusion of parts of the General Neighbourhood Zone have been included so as to create a contiguous policy framework for this location.
The Code Amendment has arisen from a desire to facilitate the relocation and redevelopment of current stables in the area to a location that is more appropriate and reduces the conflicts between horses. Council has previously engaged with landowners who indicated support for undertaking a Code Amendment for this purpose.
