Buckland Park - 'Riverlea' (Township)

The proposal

Buckland Park is proposed as a country township by Walker Corporation Pty Ltd and Day Corporation Pty Ltd. It consists of 12,000 dwellings on a 1,340 hectare site, between Virginia and Port Gawler.

The proposal comprises:

  • a town centre
  • shopping and commercial facilities
  • a medical centre
  • schools
  • community and recreation facilities.

Background

In January 2007, the Buckland Park Township development (now known as ‘Riverlea’) undertaken by the Walker Corporation was declared a Major Development under Section 46 of the former Development Act 1993 by the then Minister for Urban Development and Planning.

On 4 February 2010, following an Environmental Impact Statement (EIS) process the project received a provisional Development Authorisation from the then Governor of South Australia.

The development is based on an approved Master Plan to be staged over a 25-year period, which at completion would accommodate approximately 12,000 residential allotments and a resident population of 30,000 people. The development will also include schools, shopping centres, parks, employment areas, and mixed-use precincts.

Following completion of reserve matter requirements, full Development Authorisation for Stage 1 was provided on 3 July 2014, at which time Stage 1 (600 allotments and associated retail area) was renamed Precinct 1 and included 5 stages.

On 12 February 2017, Precincts 2 and 2C, with approximately 2,500 additional allotments, were granted a full Development Authorisation.

A number of variations have been approved to refine the final configuration of staging, allotments, public roadways, reserve areas, with new allotments now created and construction works underway.

The developer has now sought a further variation to their current development authorisation, in the form of an amendment to the EIS.

The proposed changes involve a revised stormwater and flood mitigation strategy comprising a saltwater lake system, a revised road network pattern, land division layout and staging plan, and related infrastructure for Precinct 2.
